After many years working as an affiliate of the "conventional" real estate companies, I am eager to provide a few options to my clients.  In the world of real estate, there are very few choices between "discount" and "full service" brokerage, so I have developed what I feel are five programs that will provide the choices that sellers have requested of me over the years.  More specific pricing and marketing details provided upon request.

Seller Options

Option 1: FREE
For sale by owner

Want to sell your own home, all by yourself?  It’s your home—you’re entitled to sell it yourself if you feel qualified to do so!  I will give you one contract and access to all state-required disclosures, in exchange for the contact information of all interested people who don’t buy your home!  No cost, small obligation.

Option 2: MLS ONLY

One step beyond FSBO, I can include your home in my Multiple Listing Service, which exposes your home to millions of Buyers throughout the world via the internet.  No Seller Representation.  Small set cost + % offered to Buyer’ Agent.

Option 3: Limited Service Listing

Service includes inclusion to MLS,  sign, lock box, and all contracts/disclosures (except  NHD/CLUE) and real estate services for negotiations and escrow follow-through. 

All MLS/ Buyer  inquiries will be directed to Seller.  Seller responsible for showing property, qualifying Buyers, and all marketing of property.

Option 4: Full service Listing

Service include inclusion to MLS, photos/flyers, lock box, sign and all contracts/disclosures (except NHD/CLUE) and real estate services for negotiations and escrow follow-through.  Service includes standard marketing of property through flyers, hard copy (newspapers, other publications) and internet.  Service includes handling all inquiries, including dispatch of disclosures and inspections to interested persons.  Includes supervision of contract adherence and timelines, including buyer qualifications, notices to perform and other addenda.

Option 5:  Premium listing

This listing service includes all aspects of option 4 above, in addition to:  Extended Marketing – PAID BY BROKER

Home Warranties – includes limited seller’s coverage and  buyer’s basic coverage for one year after close of escrow – PAID BY BROKER

E&O Insurance coverage for seller up to $25,000 PAID BY BROKER

natural hazard disclosure & clue reports PAID BY BROKER

consultation by certified a.s.a.t. stager – PAID BY BROKER

Property must be priced as recommended by Broker, and full compensation of 3% offered to both Listing and Selling Brokers.
